  • Overview

    The Vice President - Retail Development is an executive role overseeing the life of a retail development project, which are typically a component of larger mixed-use projects, from inception through delivery and construction completion.  This position will work on multiple projects simultaneously while managing internal and external resources to achieve overall company and project deadlines / goals. This position will play a leadership role during the design phase of a project, helping identify and assess risk, manage expectations around cost, schedule, quality and feasibility of the retail component of a development to ensure the decisions made in concept become reality.  This role will also provide strategic leadership, direction, management and the vision necessary during construction to ensure the overall successful delivery of each project. 



    • Assist in establishing the overall retail program and associated budget for each project and retail space
    • Oversee integration of retail aspects into larger mixed-use projects
    • Interface with retail leasing group to maintain merchandising strategy from concept design through project delivery
    • Create and maintain strategic vendor / contractor relationships
    • Manage, mentor and oversee internal and 3rd party Construction Manager(s) 
    • Source and procure 3rd party resources as necessary


    Design Management

    • Manage and supervise all phases of assigned retail projects including project milestones and retail deliverables
    • Collaborate with retail leasing and development departments to ensure design continuity
    • Provide budget reviews and assess completeness to meeting drawings, specs and design intent
    • Manage multiple aspects of team and project coordination including concept design, MEP and schematic design
    • Create and manage retail design criteria, Base Building shell delivery conditions, and storefront masterplan
    • Price all retail related add/deduct alternates for Base Building
    • Participate in the value engineering process to ensure retail space is not negatively impacted
    • Review design and construction documents for accuracy


    Business Oriented/Architect & Construction

    • Partner with retail leasing for all lease related documents
    • Draft standard-form Base Building work letter
    • Review tenant work letter modifications and ensure incorporation into drawing set.
    • Track all construction costs (based on work letter mods) above base building construction costs
    • Create/ Coordinate lease exhibits, shop drawings, RFIs, BIM changes, etc.
    • Conduct tenant design review and approve drawings, track tenant schedule and TI and permitting


    Project Construction Management

    • Act as an on-site Project Manager for the retail space
    • Coordinate on-site rules and regulations
    • Manage and troubleshoot any on-site retail construction issues
    • Approve GC requests and review tenant build against Base Building drawings
    • Confirm tenant builds their approved plans


    • Bachelor’s degree
    • Between 10+ years of experience in retail Construction and/or Development; Project Management experience specific to Retail tenant coordination required.
    • Supervisory/Managerial experience with internal and external teams required.
    • Strong analytical skills with experience in contracts, budgeting and reviewing leases
    • Conscientious, self-directed and entrepreneurial with the ability to work both independently as well as collaboratively with teams
    • Exceptional time management, written and oral communication skills
    • Ability to manage multiple projects simultaneously and must demonstrate a positive, can-do attitude
