Overview

JBG SMITH Properties is seeking a creative and experienced retail design expert who has successfully worked in retail within mixed use development. At JBG SMITH our primary approach to creating the highest value of our assets is comprised of a series of complementary disciplines that we call “Placemaking”, which involves strategically mixing high-quality multifamily and commercial buildings with anchor, specialty and neighborhood retail in a high-density, thoughtfully planned and curated public space environment. Through this process, we are able to drive synergies across varied uses and create unique, amenity-rich, walkable neighborhoods that are desirable. We believe our Placemaking efforts can benefit entire neighborhoods, creating value across a broad base of assets and accelerating the transformation of submarkets into desirable environments for tenants and residents.

Responsibilities

Primary responsibility will be to collaborate with a creative team in a dynamic, fast paced environment to create income and value for the company. The Retail Design Manager will report to VP of Construction & Design and work with the development, construction management, tenant coordination, leasing and asset management teams to determine feasibility of retail, whether investigating existing infrastructure during onsite site visits, or in proposed new developments opportunities. The person will collaborate with Development, Construction, Design, Asset & Property Management, Tenant (their internal team as well as their design and construction consultants) from initial lease negotiation through opening.

 

·         Supports VP in retail design guideline review with base building development team, as well as lease plan creation/updates throughout project.
·         Attends regular development/site construction meetings to monitor progress and review retail related design coordination.
·         Customize Landlord Work Letter to conform to project specifics.
·         Create construction budgets for tenant requested landlord work, using a combination of historical pricing and input from relevant contractors.
·         Post lease execution, coordinates with anchors and base building team for design coordination, including work letter scope that may be required by base building.
·         Manages tenant design/permit schedule in conformance with the lease. This includes reviewing each phase of tenant design development and managing base building consultant review/comments.
·         Attends site tours with prospective tenants to support leasing team in conveying base building systems and design opportunities.
·         Maintain historical construction/MEP data on retail tenants throughout portfolio.
·         Creates project specific work letters and MEP matrix to track/allocate utilities per tenant through negotiations.
·         Ability to read construction plans, specifications and communicate with architects, engineers, superintendents and tradesmen.
·         Proficient experience in Microsoft Office, specifically Project, Excel and Word.
·         Strong organizational and time management skills, including attention to detail, and excellent written and oral communications skills.
·         Ability to manage multiple projects simultaneously and must demonstrate a positive, can-do attitude.
·         Regular construction site visits will be required, to inspect base building progress, tours with prospective tenants and during tenant buildouts. 

Qualifications

Successful candidate will have 8-10 years of relevant experience in retail design, construction or tenant coordination role, negotiating work letters in mixed use urban developments and existing buildings. Candidate will have a project list of at least 25 completed tenant deals in which they have been negotiating the work letter, budgeting tenant requested changes, managing tenant’s design milestones and reviewing and approving tenant improvement reimbursements. Candidate will have a collaborative nature and will be a self-starter, which are characteristics essential to fitting in well at JBG SMITH Properties.
