Lead Engineer at 2100 Crystal Drive (Plaza 3) (Union)



The Lead Engineer is a working position and will be responsible to the Engineering Operations Manager and the Administration for the supervision of personnel assigned. Duties include; receives and responds to service calls; takes immediate action to resolve emergency situations or system breakdowns; and oversees the preventive maintenance program.


  • To be responsible for the operation and maintenance requirements of the assigned shifts ensuring that all such services are accomplished in an effective and efficient manner.


  • To operate those elements of the systems for which he/she is responsible in accordance with prescribed procedures and performance limitations.


  • To receive and respond to service requests and to advise the Client designated contact of all such actions taken and of any unresolved problems.


  • To respond immediately to emergency situations and to advise the Engineering Operations Manager. To provide notification when resolution of an emergency exceeds the capability of the shift personnel. This includes organizing water removal (flooding) and snow removal when required and to provide training to subordinates in areas of controls and good engineering practice.


  • Comply with and enforce policies in the Collective Bargaining Agreement and Vornado’s Employee Manual and safety guidelines.


  • To implement those elements of the preventive maintenance program which are assigned to the shift using Workspeed.


  • To issue directions and instructions to assigned shift personnel as required.


  • To ensure that the required operating logs and maintenance forms are completed accurately and clearly and that these are submitted to the Contract Manager on a timely basis.


  • To control, maintain accountability, and oversee the issuance and use of spare parts, tools, and equipment.


  • To maintain a safe and accident free workplace and exercise common sense and good judgment when performing duties.


  • To respond to alarms of any nature, provide assistance where required, and identify those of a nuisance for adequate follow up.


  • Carry an activated Consolidated Engineering issued pager for emergency response.


  • Maintain responsibility for on call duty during weekends (rotating basis) or ensure on call duty is covered.


  • Conduct a weekly tool box meeting with subordinates.


  • Attend monthly supervisor meetings as requested.


  • Tour assigned mechanical rooms and note discrepancies.


  • Perform quality control checks.


Supervisory Responsibilities/Experience:


Personnel assigned by the Engineering Operations Manager.




A high school diploma or General Equivalency Diploma (GED) is desired.


A minimum of five years field experience in commercial HVAC systems operation and repair and maintenance; experience with central chiller and Control Systems.


A minimum of two years experience in managing and supervising personnel in a service oriented industry.


Certificates, Licenses, Registrations:


Employees in this classification must possess a current license as a Stationary Engineer, Third Grade from the District of Columbia Department of Licensing and Regulations.


Possess a State EPA and USEPA approved universal certification to work on air conditioning and refrigeration equipment, including chillers (R11, R22, R134A and HCFC123).


Other Skills/Requirements:


  • Ability to communicate effectively.


  • Ability to write effectively in the preparation of reports and forms.


  • Ability to read mechanical, pneumatic and/or electric control schematics and blueprints.


  • Strong background in operation of building automation systems and the ability to direct other employees and shift Engineers in the operation of the systems.


  • Strong background in troubleshooting, operation, replacement, repair, and maintenance of HVAC systems and controls.


  • Must be able to lift 50 pounds.


  • Must be physically able to climb ladders.

While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms, on cooling towers our outdoors.  The employee is occasionally exposed to wet or humid condition, work near moving mechanical parts, work in high, precarious place, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions.  The noise level in the work environment is usually moderate.
