Service Technician II at 1221 Van



The Service Tech II is an experienced professional who takes pride in the quality of their work and ensures that apartment homes meet JBG SMITH's high standards. They assist and work under the direct supervision of the Service Manager, performing necessary repairs and preventive maintenance throughout the entire property. The Maintenance Tech II continually strives to increase his/her working knowledge of the property.


Maintain the physical asset of the property as directed by the Service Manager with a focus on those tasks that will require advanced skills and knowledge of apartment maintenance:

  • Responsible for the completion of all maintenance service requests as assigned by Assistant/Service Manager.
  • Respond quickly to deficiencies found in preventative maintenance inspections.
  • Work closely with Maintenance Technicians to complete the “Preventative Maintenance Program.”
  • Assist Service Manager with monitoring inventory of maintenance material and supplies.
  • Assist Service Manager with maintaining an adequate supply of make ready units for occupancy and sales presentations. Complete tasks as required or assigned.
  • Daily operation and maintenance of all working elements of the property including specialized lighting system, irrigation, plumbing, electrical, small trash chute and compactor, elevators, gates and doors, stairs, signage, and garbage collection areas

Deliver excellent customer service:

  • Respond to all maintenance requests within 24 hours.
  • Ensure effective and timely follow up with residents, vendors and property management team on all maintenance services provided.
  • Respond to all on-call emergencies in a timely fashion.
  • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees especially in stressful situations.

Be an effective team player:

  • Communicate effectively with team members and management to resolve resident and facilities issues.
  • Alert the Assistant/Service Manager of any unusual incidents that have taken place or may occur.  

Adhere to and stay current on all applicable building codes, safety standards and fair housing laws:

  • Attend annual safety training.
  • Assure safety standards comply with all company, local, City, State and Federal guidelines.
  • Monitor and maintain all building systems as assigned.
  • Responds to alarms and incidents of any nature, provides assistance when needed, and identifies recurring issues for follow up and correction
  • Follow established company policies and those outlined in the Operations Manual.


Education, Certificates, Licenses and Registrations:

  • High School Diploma or General Equivalency Diploma (GED) is required
  • Minimum of 2-5 years’ experience as a Maintenance Technician preferably in the Residential Property Management industry.
  • Experience with high rise systems is preferred at specific communities.
  • HVAC, CFC certification is preferred. *Required at specific communities.
  • Plumbing and Electrical Certification is preferred

Technical Experience:

  • Ability to diagnose, troubleshoot and repair HVAC equipment, heat pumps and other refrigeration equipment. *Appropriate EPA certification may be required at specific communities.
  • Ability to diagnose, troubleshoot and repair residential kitchen and laundry appliances
  • Working knowledge of plumbing fixtures and systems
  • Working knowledge of basic electrical circuitry
  • Working knowledge of basic carpentry and sheet rock repairs
  • Working knowledge of carpet and flooring repairs.
  • Ability to rekey locks and create keys
  • General capability with the operation of a PC and mobile communication devices, including Internet browsers and email
  • Apartment make ready experience
  • Knowledge and ability to safely work with a variety of hand tools and powered equipment.
    • Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, post hole diggers, etc.
    • Power and Mechanical Tools: Wrenches, grinders, sanders, drills, saws, pumps, compressors, blowers, electric and hand power augers, etc.
    • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.
    • Measuring: Calipers, testing meters, PH tests, gauges, etc.

Other Skills/Requirements:

  • Good organizational skills
  • Excellent oral and written English communication skills, able to effectively articulate instructions and directions to others
  • Ability to work effectively in a team environment with a moderate amount of social interaction and adapt to different work environments
  • Attention to detail
  • Must carry a cell phone as required for on-call maintenance.
  • Must be reliable, punctual, dependable with excellent attendance, and have schedule flexibility to respond to callbacks and work overtime as required to meet business needs

While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms or with outdoors.  The employee is regularly exposed to wet or humid conditions (non-weather), work near moving mechanical parts, high voltage electricity with risk of electrical shock. The employee is occasionally exposed to work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, and extremes of outdoor weather conditions and temperatures. The noise level in the work environment is usually moderate and occasionally requires the use of hearing protection equipment.
