Overview

The Maintenance Helper will assist in the maintenance of various building systems including the mechanical, electrical, plumbing, life safety and control systems.  This position may involve overtime, weekend or holiday work on a prearranged or short notice basis at the supervisor’s discretion.  This position also involves exposure to extremes of temperature while working in mechanical rooms, on cooling towers or outdoors.  In addition, as a vital member of the front line team of the company, the Maintenance Helper must sustain excellent tenant relations.

Responsibilities

  • Assist in performing regular preventive maintenance on all mechanical and electrical systems as directed.
  • Assist in monitoring and recording building system conditions as directed.
  • Assist in correction of emergency situations which may include various cleaning duties.
  • Assist in the removal of snow and ice from building area as necessary.
  • Assist in the repair of defective building equipment.
  • Assist in the inspection and repair of building and support systems.
  • Caulking, painting, light carpentry, plumbing or electrical tasks as assigned.
  • Respond to service requests from individual tenants at the direction of the Chief Engineer.
  • Complete other duties as assigned by the Chief Engineer.

Qualifications

Education/Experience: 

  • A high school diploma or General Equivalency Diploma (GED) is desired. 
  • A minimum of 3 years experience in a similar commercial real estate setting is desired. 

Other Skills/Requirements: 

  • The ability to perform the requirements of the job with a minimum of direct supervision.
  • Demonstrate effective verbal and communication skills, be able to follow oral and written directions, and communicate with tenants in an effective, courteous manner.

  • Ability to keep processes moving forward and take initiative as appropriate.
  • Should be self-directed and motivated, demonstrate quick turnaround, follow through and follow up.

  • Must possess positive interpersonal skills and be able to communicate well and in a positive manner to customers, employees, visitors, and vendors at all times.
  • The ability to work well under pressure.

While performing the duties of this job, the employee subject to extremes of temperature while working in mechanical rooms, on cooling towers our outdoors.  The employee is occasionally exposed to wet or humid condition, work near moving mechanical parts, work in high, precarious place, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions.  The noise level in the work environment is usually moderate.
